Initial study phase defines what can be built and optimize project potential. Preliminary study process begins with evaluating the site’s zoning regulations, building code requirements, and development constraints to define what can be built.
This phase includes reviewing allowable use, height, density, parking, setbacks, and life safety requirements, while identifying any potential variances. Simultaneously, we test building efficiency through early massing and layout studies to maximize unit yield, functionality, and overall project value.

During this phase, the project vision takes shape. Goal is to shape the architectural vision and align it with regulatory requirements.
We develop preliminary architectural concepts, unit layouts, and building configurations, focusing on optimal space planning, circulation, and stacking. If needed, we prepare and coordinate any variance or zoning relief strategies to align the design with architectural goals as the project progresses.

DEVELOPMENT
Project evolves into a buildable design set. This includes working with consultants and authorities to refine the set ensuring the design meets budget, code, and constructibility requirements.
Each discipline develops its respective systems in alignment with the architectural framework. Structural engineers define the building’s structural approach, including framing, foundation systems etc. Civil engineers analyze the site and infrastructure, addressing grading, drainage, stormwater management, and utility connections. MEP engineers design the building’s mechanical, electrical, plumbing, and life safety systems, ensuring performance, efficiency, and code compliance. Value engineering and coordination across all consultants occur at this stage to align design intent with financial and regulatory constraints.

Our team produces full set of permit-ready, construction-level documentation. All disciplines are finally consolidated into the design set that is translated into detailed construction documents set, a single coordinated legitimate drawing package further used for permitting and building..
This phase includes the production of fully coordinated architectural and engineering drawings, specifications, and technical detailing. These documents ensure clarity for contractors, support accurate pricing, and minimize risk during construction by defining all systems and components of the project and permitting.
PERMIT ACQUISITION

We secure approvals and permits to begin construction by managing the permitting process and acting as the primary liaison with AHJs:
This includes submitting drawings, responding to review comments, coordinating with city and utility agencies, and tracking approvals through to permit issuance. Our goal is to streamline approvals, mitigate delays, and keep the project moving efficiently toward construction.
During construction, our team provides comprehensive administration and on-site supervision. We monitor progress, review submittals and shop drawings, evaluate change orders, and ensure compliance with design intent, specifications, and regulatory requirements. Regular site presence allows us to maintain quality control, mitigate risks, and keep the project on schedule.
